Six Unit Apartment Building in the Downtown? The Town of Stewiacke has received a proposal to construct a two-story, six-unit, apartment building at 84 and 88 Main Street. This lot is now vacant but at one time or another contained a laundromat, a tavern, a convenience store and apartments, as shown below. The site is zoned Downtown Commercial (C-1). Residential units are not permitted on the ground floor in the C-1 Zone in order to preserve space for commercial development in the Downtown. For this development to go ahead the Land Use By-law would have to be amended to permit residential uses on the ground floor.
The amendment could be done in such a way that any residential use on the ground floor could in the future be converted to a commercial use without changing the By-law. The Planning Advisory Committee will hold a Public Meeting to receive comments on this proposal on March 18, 2020, 7:00 pm, at the Council Chambers, Town Hall, 295 George Street, Stewiacke.
The Planning Advisory Committee has also discussed requiring a fence between the rear yard and the CN Railway line as a protection measure. This would apply to this and similar future developments. Your comments on this change are also important.
Please note there will be another opportunity for public comment before an amendment to the Land Use By-law can be adopted by Council.
